LIGHTING
Individual ceiling lights recessed in the suspended ceiling incorporate a low-luminance, high-efficiency diffuser LED. The lighting fixtures along the façades will be fitted with sen- sor cells enabling them to vary their light output depending on human presence and the supply of natural external light. Lighting control by BMS, motion sensors and dimmers in the façade area.
LOW POWER
- Building Management System (BMS) The BMS incorporates control and management of the building s various sections and functions by means of an open communication protocol compatible with all equipment. The BMS architecture will provide control by smartphone via WiFi or Bluetooth. The BMS enables site management and monitoring of utilities consumption in accordance with environmental certification requirements: Energy cost control Electrical metering of electrical, refrigeration and heat energy by level and by zone Measurement of air conditioning consumptions which will be established at the ratio of the surface considered Equipment (lights, HVAC terminals, blinds, etc.) addres- sable via IP - Fire protection system There will be provision for a Category A Fire Safety system with Type 1 alarm equipment. In addition to the audible alarm throughout the building, flashing light systems are implemented in the bathrooms.
SECURITY
All windows accessible from the outside of the building are fitted with opening contacts and broken glass detec- tors linked to the anti-intrusion system. Windows on the ground floor that are easily accessible from outside are fitted with a P5A-class anti-intrusion system. A network of indoor cameras provides site access sur- veillance. A network of video phones connects the security command post and/or the building s receptionists to: The building s main entrance Access from Impasse d Antin The car park entrance The deliveries area All secure waiting areas for persons of reduced mobility will be fitted with a security intercom connected to the safety area and to Reception. The access control / anti-intrusion system includes badge readers at each building entry/exit point. - Lift There is provision for a triplex lift (3 x 1,000 kg cabins) and simplex separate lifts (800 kg cabin) for car park spaces in the basement. The bicycle storage area is served by a simplex lift (1,000 kg). The lift cabins are premium range (oak or stone floor coverings, internal lacquered glass coverings, lacquered sheet metal ceiling incorporating LED lighting). Mobility lifts (400 kg) are also provided for access to the seventh floor and the eighth-floor rooftop.
HEATING - VENTILATION - AIR CONDITIONING / SMOKE EXTRACTION
- Thermal performance In summer, the system provides an indoor temperature of 26°C (+/- 1 °C) at an outdoor temperature of 32°C (difference of 6°C). In winter, this temperature is 19°C (+/- 1 °C) at an outdoor temperature of -7°C. Hot/iced water production: Production of hot and iced water is handled by connec- tions to the CPCU (Compagnie Parisienne de Chauffage Urbain) and CLIMESPACE networks. A Process iced water network is planned, with a dedicated pump, serving a future local UPS at basement level 1 (valve provision) and capped valves for VDI areas on each upper floor. - Air handling There is provision for dual-flow air handling for office and catering areas with energy recovery and return air from offices in corridors. The premises are thermally served by reversible ceilings or HHE fan coil units fed via 4 tubes for office and landing areas, with auxiliary fan coil units for meeting rooms and all-air units for other high-occupancy areas (concourse, cafeteria, multi-purpose room). - Smoke Extraction A mixed smoke extraction system is provided for the slab floors, providing users with total partitioning flexibility. The compartments are extracted mechanically, like rooms. The air intake is via façade windows (actuated security devices). Office floors whose surface area is smaller than 300 m2 are extracted naturally through windows.
FIRE SAFETY LABOUR CODE
All fire protection system equipment is located in a safety area on the ground floor. There is provision for a Category A Fire Safety system with Type 1 alarm equipment. The fire detection system is addressable, with optical smoke detectors in corridors, secure waiting areas, high-risk areas and a few specific areas. General manual trigger devices are positioned at each emergency exit. In addition to the audible alarm throughout the building, flashing light systems are implemented in the bathrooms.
PROVISIONAL MEASURES
- Computer rooms for building floors and emergency A location for a future VDI (voice, data, images) room is provided in each section as a precaution. It will be fitted with vertical distribution ducts, cable runs, etc. It will be fitted with vertical distribution ducts, cable runs, etc. Also available is a dedicated point for the possible pro- vision of UPS units with a total power rating of 300 kVA, offering 20 minutes backup time, with iced water and ventilation systems, and vertical cable runs for connection to each office lot. Similar provision is also made on the 4th floor terrace.
CONTROLLED ACCESS
Cable sheaths and ducts are provided in the concourse for the subsequent implementation of access control turnstiles. They are also provided at each staircase level and elevator landing for the installation of badge readers, and in the door unit for the connection of electric locks.
ILLUMINATED SIGN
It will be possible to install an illuminated sign on the Rue Bayard façade, thanks to the provision of a connection point.
